Lancaster PA Real Estate market report – April 07

According to a recent report by the Lancaster County Association of Realtors® (LCAR), 457 homes sold in April, a 3.4 percent decrease from the 473 homes that sold in April of 2006. The five-year average of homes sold in April is 464. For the first four months of the year, there were 1,621 sales in 2007 versus 1,675 sales in 2006, a 3.2 percent decrease. The $200,996 average sale price for April is an 8.9 percent increase from the April 2006 price tag of $184,521. The five-year average sale price for the month of April is $168,613. Ten years ago in April of 1997, the average sale price of a home in Lancaster County was $113,441, a 77.2 percent increase.
New residential listings for April increased 16.0 percent from 781 units in 2006 to 906 units in 2007. The average number of new listings for the month of April over the last five years is 798.
“The average sale price of $200,996 sets the record for the month of April,” said LCAR president, Rich Heslin. “It also marks only the second time that a monthly sales figure hit the $200,000 mark (the June 2006 average sale price was $204,052). Our year-to-date sales figures are only 3.2 percent behind the same time period in 2006, and the average sales price has increased 4.9 percent for the January through April period—reflections that the market remains healthy.”
