Here is a chart I made detailing the changes in Lancaster County home sales and median sales prices since January 2007:

Interestingly, the two lowest-priced districts had very different price figures. Lancaster City currently has a median sales price of $105,000 and it’s stayed right there for 2 years…but Columbia Borough home sales have seen a median price drop of 22% during the same time frame. Columbia is currently running at $64,900 median sales price. A good opportunity?

At the other end of the price spectrum, Hempfield School district has the highest median sales price at $227,000. In fact, the median price has gone up 14% for Hempfield homes for sale, the highest increase in all Lancaster County.

Lancaster County median home sales prices fell a modest 8%, with sales off 22% in the same period. Knowledgable Lancaster PA realtors should know this, though – it matches their “gut”.
