Valleybrook Estates (Manheim Township)

Nestled along Oregon Pike near Landis Valley Farms is Valleybrook Estates, one of the only true condominium communities in Lancaster County.  If you’re looking for maintenance-free living with a great location, with low monthly fees, then you should consider Valleybrook for your next home.

Built between 1971 and 1974, Valleybrook Estates homes are 1-floor living units set in a quiet, semi-wooded property.  Some of the units are 1-story, and some are 2-story arrangements (that is, 1 unit up and 1 unit down).  While the convenience factor is very high, and the 2 bedroom units offer what amounts to double masters, the overall condition of these condos is somewhat dated.  For some reason owners don’t seem to want to upgrade the interiors (at least on the units that have been on the market).  If you’re looking for cutting-edge design and amenities, you may want to look to a new townhome community rather than these homes.  Call me at 717-799-0851 for more information.  However, if location and the lack of maintenance needs are priority for you, then Valleybrook Estates may hold some promise.

The association offers a large outdoor hot tub, pool and a nice community center.  The offices are located in the original farmhouse, which the developer nicely saved and restored.  The roads are wide and many walking paths run throughout the community.

Units in Valleybrook Estates do tend to sell rather quickly.  Given the standardized nature of the various floorplans (2nd story, 1st story, rancher) the sold prices are also relatively standardized.  There is a real opportunity for a homeowner to move in and remodel the unit into a modern look and take these prices to the next level.  Regardless, buying a home in Valleybrook Estates remains a decent investment of your homebuying dollars.

Riverbend Park

Riverbend Park (West Lampeter Township)

Located along Millport Road just down the road from Lancaster County Central Park, Riverbend Park is a heavily wooded community with 3-4 bedroom townhome-style condominiums.  There’s lot of privacy and only a few unit come on the market each year.  Not a lot of amenities, and being so close to the Conestoga River it’s surprising that the access is very minimal.  Overall a good choice.  Price range into the mid $100,000’s.

Oak Knoll Community

Oak Knoll (Millersville Borough)

Oak Knoll is located along Route 741 just east of “downtown” Millersville.  A very well-kept community, Oak Knoll has nice grounds and lots of parking.  Detached garages are deeded separately and included with units for sale.  Prices range from $125,000 to $140,000 and there are 1st and 2nd floor units, 2 to 3 bedrooms with some master suites.  A good option for grad students at Millersville University or buyers looking to kick the housework & yardwork habit.
